How Long Does a Boiler Last?

A modern gas boiler typically lasts 10 to 15 years. How long yours lasts depends far more on how it was installed and looked after than on the badge: an annual service, clean system water and a correctly sized boiler all add years. This guide covers what wears boilers out, the signs one is near the end, and how to decide when a repair stops making sense.

How Long Does a Boiler Last?

The short answer

10 to 15 years is typical. Some last longer, some fail sooner. Guarantee length is a useful signal of what a manufacturer expects: the boilers we fit carry from two years up to twelve years on the Worcester Greenstar 8000 Life, each conditional on registration, a qualifying filter and an annual service.

What shortens a boiler's life

Three things wear boilers out early. Sludge: black magnetite from corroding radiators blocks the narrow waterways of a modern heat exchanger and works the pump and diverter valve harder. Skipped servicing: worn seals, dirty electrodes and a blocked condensate trap all lead to lockouts and parts failing under strain. And oversizing: a boiler too big for the house cycles on and off all day, spends less time condensing and wears its ignition components faster. Hard water matters less on Merseyside than in the south, because most of the area has soft to slightly hard water.

What extends it

A permanent in-line filter and correctly dosed inhibitor, fitted at installation and checked at every service, protect the heat exchanger. An annual boiler service catches wear before it turns into a breakdown and keeps the guarantee valid. Running at a sensible flow temperature, with good controls, means the boiler modulates instead of cycling. And fixing small faults early, such as a slowly dropping pressure, stops them cascading into bigger ones.

Signs a boiler is near the end

Age on its own is not a reason to replace a boiler that is running well. These are: repeated breakdowns, especially more than one in a year; parts becoming hard to source for your model; a failed heat exchanger or gas valve on an older boiler; rising gas bills with no change in how you use the heating; yellow or lazy flames on an older open-flued appliance; and a boiler fitted before about 2005, which is likely to be non-condensing and far less efficient than anything sold today.

Our fitted boiler prices run from £2,000 to £2,850 (see boiler prices), so a large repair on a fifteen-year-old boiler rarely makes sense; boiler finance from 0% APR is available on a replacement, subject to status. Our boiler repair engineers give you both figures before you decide.

Boiler life in Merseyside homes

Local housing changes what wears a boiler out. Many semis and terraces still have a back boiler behind a gas fire; no back boiler is made for the UK market any more, so when one fails it means a conversion rather than a swap. Solid-wall Victorian terraces lose heat quickly, and a boiler sized by guesswork rather than a heat loss calculation can run flat out all winter. And because most of the area has soft to slightly hard water, sludge from corroding radiators does more damage here than scale, which is why a filter and inhibitor matter so much on a Liverpool system.

Making a new boiler last

Choose a boiler sized from a heat loss calculation rather than the old one's badge, have the system cleaned and a filter fitted at installation, register the guarantee within the manufacturer's deadline, and book the service at the same time every year. Read our guide to how much a new boiler costs for what a fitted price should include.

Common questions

How long do combi boilers last?

About the same as other gas boilers: 10 to 15 years is typical. A combi has a few extra parts in the hot water side, such as the diverter valve and plate heat exchanger, which are common repairs, but servicing and clean system water matter more than boiler type.

Is it worth replacing a 15-year-old boiler that still works?

Not necessarily. If it runs reliably and is serviced, you can keep it. The case for replacing grows if it is non-condensing, if repairs are becoming regular, or if parts are getting hard to find.

Does an annual service make a boiler last longer?

It helps. A service catches worn seals, dirty electrodes and blocked condensate traps before they cause breakdowns, checks the inhibitor and filter, and keeps the manufacturer's guarantee valid.

Which boiler brand lasts longest?

Installation and maintenance matter more than brand. Guarantee length is a reasonable signal: on the boilers we fit, guarantees run from two years up to twelve on the Worcester Greenstar 8000 Life, subject to the manufacturer's conditions.
