01 L18 — the Mossley Hill streets we work

We cover the whole L18 patch: Rose Lane and the parade by the station, Mossley Hill Drive, North Mossley Hill Road, Greenbank Road and the roads running down towards Sefton Park. Mossley Hill station has been open since 15 February 1864 and still sits on the Lime Street to Warrington Central line, roughly eleven minutes from the city centre.

02 Sudley House — the merchant villa blueprint

Sudley House on Mossley Hill Road was built in 1824 for corn merchant Nicholas Robinson and remodelled in the 1880s by shipowner George Holt. His daughter Emma left it to the city in 1944, and the Gainsborough, Turner and Millais paintings still hang in the rooms Holt hung them in. It is Grade II listed and free to visit. The surrounding villas were built the same way: tall, thick-walled, and heated room by room rather than by one thermostat.

03 A Grade II* church on the crown of the hill

The Church of St Matthew and St James, Mossley Hill, was designed by the Lancaster practice Paley and Austin and consecrated on 23 June 1875. It is Grade II* listed and its spire is the landmark you steer by across this part of south Liverpool. Where a house itself is listed, external flues and new pipework are a consent question as well as a plumbing one.

04 Greenbank, the halls and the rented stock

The university side of Mossley Hill has its own heating profile. Greenbank took the University of Liverpool's first purpose-built hall, Derby Hall, in 1939, with Rathbone following in 1959 and Roscoe and Gladstone in 1965; the Carnatic Halls on the old Mossley Hall site closed in June 2019. Why the villas need a system boiler and a cylinder

The big late-Victorian villas that merchants built around Mossley Hill Drive were never planned around instant hot water. A combi makes hot water as you draw it, so its output is fixed by flow rate: run a bath and an en-suite shower at the same time and both suffer. A system boiler heats a stored cylinder instead, so several outlets can run together at full pressure. On a house of four or five bedrooms with two or three bathrooms, that is nearly always the right answer. An unvented cylinder gives mains-pressure hot water at every tap, and by law it must be installed and commissioned by a qualified engineer and notified under the building regulations.

Flues, condensate and period frontages

Fitting a modern condensing boiler into an older Mossley Hill house is mostly a routing problem. The flue has to terminate clear of windows, doors and boundaries, and the boiler produces condensate that needs a fall to a drain — on a three-storey villa that can mean a long internal run rather than a plastic pipe stapled across the front elevation. Where the property is listed, as several buildings in this part of L18 are, an external flue or visible new pipework can require listed building consent, and conservation officers will generally want it off the principal elevation. Common questions

Can a combi cope with a four-bedroom Mossley Hill villa?

Usually not, if more than one bathroom gets used at once. A combi's hot water output is limited by flow rate, so a bath and a shower running together will both drop off. For most of the larger houses in L18 we fit a system boiler with a sized cylinder, which keeps pressure up at every outlet. We test your incoming mains flow at survey first — that number decides what is realistic.

Our house is listed. Can you still fit a new boiler and flue?

Yes, but the flue position needs planning as well as plumbing. On a listed building, an external flue terminal or visible new pipework can require listed building consent, and conservation officers usually want it kept off the principal elevation.
