01 L17 — plus the Aigburth end of L19

We cover Aigburth's full L17 spread and the streets that tip into L19, from Lark Lane and Aigburth Vale down to Otterspool Promenade and Aigburth Cricket Ground — home of Liverpool Cricket Club since 1880 and still used by Lancashire as an outground, with a pavilion by Thomas Harnett Harrison that is the oldest surviving at a first-class ground and was granted listed status in June 2023. Lark Lane, Sefton Park and St Michaels Hamlet are all designated conservation areas — Liverpool has 36 in total, covering 9% of the city and protecting around 19,000 properties. 03 Sefton Park is Grade I registered — and it shaped the housing

Sefton Park opened in 1872, covers 235 acres and is registered Grade I on the National Heritage List; its Palm House, built by Mackenzie and Moncur in 1896, is listed Grade II*. The merchant villas built to face the park are now largely subdivided into flats, which is why so many Aigburth jobs are a combi install in a converted apartment rather than a straightforward house-for-house swap.

04 St Michael in the Hamlet — a Grade I cast-iron church

Built in 1812–15 by John Cragg of the Mersey Iron Foundry to Thomas Rickman's design, St Michael's is Grade I listed, its National Heritage List citation calling it one of the earliest and most thorough uses of industrial materials in a major building. Work in these streets is done with the listed neighbours in mind — flue position, external pipe runs and terminal siting all agreed before anything is drilled.

05 Liverpool's 2030 net-zero commitment

Liverpool City Council declared a climate emergency on 17 July 2019 and committed the city to becoming net zero carbon by 2030. In a suburb where so much of the stock is solid-wall Victorian, taking a tired non-condensing boiler off the wall and replacing it with a correctly sized A-rated one, on proper controls, is the cheapest carbon a homeowner here can cut.

What Aigburth's housing stock does to a heating job

Aigburth is largely late-Victorian and Edwardian: three-storey terraces off Lark Lane, bay-fronted semis around Aigburth Vale, and big detached villas near Sefton Park, most of which were long ago split into flats. Solid brick walls with no cavity lose heat faster than a modern build of the same footprint, so the radiator load is higher and the boiler output has to be worked out room by room rather than guessed from the old one. We also check the incoming mains flow rate before recommending a combi — a three-storey house with a top-floor shower needs the pressure to reach it. Where a property still runs a heat-only boiler with a loft tank, we'll say honestly whether converting is worth the disruption.

Possibly. Lark Lane, Sefton Park and St Michaels Hamlet are all Liverpool conservation areas, and national guidance is that a flue should not be fitted to a principal or side elevation that fronts a highway in a designated area. In practice that means routing the flue to the rear or a side wall out of public view. We check the position at survey and point you to Liverpool City Council if a scheme needs confirming before we book the work in.

Will a combi cope with a three-storey terrace off Lark Lane?

Often, but it depends on your incoming mains rather than the boiler. A combi heats water on demand, so a top-floor bathroom in a tall Aigburth terrace needs enough flow and pressure at the main to feed it. We measure that before quoting. If the house has two bathrooms in regular use, or the flow rate is poor, a system boiler with a cylinder usually gives a better shower — and we will say so rather than sell you the cheaper job.
