01 L19 — from Under the Bridge to the Parkway

We cover the whole of Garston's L19: the old village around St Mary's Road, the terraced streets known locally as Garston-Under-The-Bridge, Banks Road and Speke Road down towards the water, and the newer semis around Liverpool South Parkway. The interchange opened on 11 June 2006 on the site of the rebuilt Allerton station, replacing Garston station which had served the district from 1874.

02 Terraces built for the docks — and built solid

Garston's first dock opened in 1846 under the St Helens and Runcorn Gap Railway Company, North Dock followed around twenty years later, and Stalbridge Dock in 1907. Ranks of terraced streets went up Under the Bridge to house hundreds of dock workers. That stock is solid-wall with no cavity, so heat loss runs high and boiler output has to come from a room-by-room calculation, not from copying the sticker on the old unit.

03 The port still works — and so do the households

The Port of Garston, run by Associated British Ports, handles around 500,000 tonnes of cargo a year across Stalbridge Dock and the Old & North Dock, with dry bulks, steel products and a dedicated cement import terminal following a £2.5m investment. It's shift-work country, and a fixed seven-day timer suits almost nobody here — Bosch EasyControl, Nest or Hive earn their keep on an irregular week.

04 70 acres of open estuary shoreline

The Speke and Garston Coastal Reserve runs about 70 acres from Garston Docks to Liverpool John Lennon Airport along the Mersey Estuary, taking in saltmarsh, tidal mudflats and coastal cliffs. Homes on that edge take the wind straight off open water, which raises heat loss, argues for a sheltered flue terminal position, and makes an external condensate run a genuine freezing risk in January.

05 New homes on old Garston ground

Regeneration has given the district a second housing type. South Liverpool Homes' Garston Village scheme brought 74 apartments and six retail units — 39 for affordable rent and 35 rent-to-buy — to the site of the historic Garston Public Baths across three blocks, and much of the housing near the Parkway is semi-detached rather than terraced. Insulated modern homes need a smaller, correctly sized combi; an oversized boiler short-cycles and costs more to run.

Two Garstons, two different boiler jobs

The stock here splits cleanly. Under the Bridge you have late-Victorian terraces put up for dock labour — solid brick, small rooms, chimney breasts that once carried a back boiler and often still have the opening bricked up behind the plaster. Around Liverpool South Parkway and on the newer schemes you have insulated homes with a far lower heat demand than a solid-wall terrace of the same footprint. The mistake we see most often in L19 is a boiler sized by habit: a 30kW combi dropped into a well-insulated two-bed because that's what was there before. It short-cycles, wears its components faster and costs more to run. We work the heat loss out room by room and fit the output the house actually needs.

Living this close to the Mersey

Garston sits on the estuary, and the reserve running from the docks down to John Lennon Airport is open shoreline with nothing between it and the weather. Exposure has practical consequences for heating. Wind-driven rain and salt air are hard on external pipework and flue terminals, so terminal position gets chosen with the prevailing westerlies in mind rather than whichever wall is nearest. Condensate is the one that catches people out: a modern condensing boiler drains acidic water, and an external run in a Garston winter is a lockout waiting to happen. Where we can, we take the condensate to an internal soil stack. Where we can't, we upsize the pipe and lag it properly rather than leaving it to luck.

Combi conversions and back boilers in the old village

Plenty of houses around St Mary's Road and the streets behind it are still on a heat-only boiler with a cylinder in the airing cupboard and a tank in the loft, or on a back boiler behind the living-room fire. Converting to a wall-hung combi frees that space up and removes the stored-water losses, but it's a bigger job than a straight swap: the old system gets flushed, the gas supply pipe is checked and often upsized, and the flue has to find a sensible line out. For a one-bathroom terrace it's usually the right call. For a larger house with two showers we'll point you at a system boiler and a cylinder instead, because a combi will disappoint you the first time both are running.

Common questions

Will a combi work in an older Garston terrace?

Usually yes, for a one-bathroom house. The limiting factor is the incoming mains flow rate, not the boiler, so we measure it before quoting — some of the older streets Under the Bridge still have small-bore or aged supply pipes that hold a combi back. If flow is poor we'll tell you, and either sort the supply or recommend a system boiler with a cylinder rather than fit something that will never give you a decent shower.

My boiler keeps locking out in cold weather — is that the condensate pipe?

Very often, yes. Condensing boilers drain water, and if that pipe runs outside it can freeze and shut the boiler down — a real risk in Garston, where homes near the estuary get the wind off open water. Thawing it gets you going again, but the fix is proper: reroute the condensate internally where the layout allows, or upsize and insulate the external section. We check it on every install and every service.
